Get Ready for the Big Day: Professional Photoshoot Prep Guide
Professional photos are the first impression buyers get — and we’re here to make it count. 📸🏡
First impressions are everything — and when it comes to selling your home, the first thing buyers will see are the photos. That’s why professional photography is so important! Don’t worry, I’ll handle coordinating the photographer for you. But to make sure your home truly shines, I’ll need a little help from you.
The goal is to make sure your home looks its absolute best online, where it will be seen by hundreds (if not thousands) of potential buyers. Thoughtful preparation now can make a big difference in how fast your home sells — and at what price.
Here’s a simple checklist you can use to get ready for your photo day:
Inside the Home:
De-clutter as much as possible — tuck away toys, shoes, clothing, dishes, towels, and other everyday items.
Depersonalize a little — remove personal photos, especially of young children, and any artwork that could be distracting or controversial.
Take down seasonal or holiday decorations that might date the photos later.
Dust, vacuum, and wipe down all surfaces.
Make all beds neatly, fluff pillows, and straighten bed skirts.
Clear off kitchen counters completely — store away toasters, blenders, dish racks, etc.
Empty the kitchen sink and put away dishes.
Clear bathroom counters and remove toiletries from showers and tubs.
Set out fresh guest towels and hide the everyday ones.
Remove trash cans from sight in all rooms.
Clear the fridge of magnets, photos, and papers.
Hide pet bowls, beds, and toys.
Close all toilet lids.
Replace any burnt-out light bulbs to keep lighting bright and even.
Add small touches like fresh flowers or simple table settings for a welcoming feel, but don’t forget many times less is more when it comes to listing photos!
Outside the Home:
Mow the lawn, rake leaves, and trim bushes and trees.
Pick up after pets and clean up outdoor spaces.
Store away garbage bins, hoses, tools, toys, and bikes.
Remove yard décor or anything that could be distracting.
In snowy weather, clear driveways, walkways, and patios of snow.
Clean and uncover pools, spas, and hot tubs if applicable.
Make sure all outdoor lighting is working properly, especially if twilight shots are scheduled.
Open umbrellas on patio sets and uncover grills if in season.
Add pops of color to the yard or porch with bright flowers in pots.Construction costs in Idaho vary by region
Right Before the Photographer Arrives:
Turn on all interior lights, including those inside display cabinets.
Turn off all ceiling fans.
Light fireplaces and candles for a cozy look.
Open all blinds, curtains, and shades to let in natural light.
Move all vehicles out of the driveway and away from the front of the home.
Safely secure any pets that could interfere with the photographer’s work.
Important Reminder:
Remember to lock away any valuables or sensitive items before the photo shoot. It's always better to keep things secure, especially as showings start and there’s more foot traffic through the home. Safes and safe deposit boxes are great options!
Schedule time away during the scheduled photo block so the photographer can focus on showcasing your home without distractions.
